About CUATRO, a proptech company in Norway

HOMAI is developed by Cuatro Group AS, which trades as CUATRO. The company was founded in Bergen in July 2023, and its product is HOMAI: an insurance-oriented risk report for the roof and the property at any Norwegian address.

For each address, HOMAI brings together Norway's official property registers, hazard maps from NVE, weather statistics from MET Norway and an AI description of the roof from aerial, satellite, street-level and LiDAR imagery. A fixed, auditable formula turns these into a score. You read the result on screen, export it as a PDF or compare many buildings in the HOMAI platform.

We build HOMAI for the organisations that insure, finance, own and maintain buildings: insurers, banks and lenders, real-estate investors and property managers, including housing associations. Each of them uses the same report for a different decision, as described under the industries we work with.

Most of what you need to judge the risk of a Norwegian building is public. Building year and floor area are in the Matrikkel, flood and landslide zones are mapped by NVE, weather statistics are published by MET Norway, and Kartverket offers national aerial imagery and a LiDAR height model. But the data sits with different agencies, in different formats. Checking one address by hand means visiting several services and reading each map yourself. Doing it for hundreds of addresses, the same way every time, is a job for software.

That is what HOMAI does, and four principles shape how it does it:

• Official data first. Building year (byggeår), usable floor area and building type come from Kartverket's registers and are never overridden by AI.
• The AI describes, code decides. A multimodal AI model describes what is visible on the roof. The score is calculated by a deterministic formula, so the same property, imagery and weights always give the same result.
• Show the working. Every derived value carries its source, a confidence and the basis for it, and the report prints the formula with the property's own numbers.
• Say what is missing. When data is not available, the report says "Not assessed" instead of guessing.

CUATRO is part of ESA BIC Norway. ESA BIC Norway lists Cuatro Group on its startups page and describes it as a Norwegian fintech and insurtech startup that uses satellite Earth observation and geospatial AI to assess climate risk to buildings, for insurers, financial institutions and property owners.

Taking part in the programme does not make the European Space Agency a partner in HOMAI. In the same way, the public agencies whose data HOMAI uses, such as Kartverket, Geonorge, NVE, MET Norway and NIBIO, are data providers. They publish the data; they do not endorse the product.
